§2. JOB SPECIFICATIONS[ SAMPLE ] General Scope of Proposed Work: Second story addition about 330 sq.feet. Carport addition about 528 sq.feet. Kitchen remodeling about 350 sq.feet. General Specifications: Details not described below will conform first to applicable building codes, then plans, and then standards of generally acceptable workmanship. Reference to Architect’s plans: Specifications of the work are as noted on the plans by PMB Associates, AIA, dated November 1, 1998 and specifications dated November 1, 1998 unless otherwise described below. Explanation of Options: Pricing for each option indicates the net change to the proposal price if the Client elects to change the job specification in the way described. Explanation
of Allowances: The final invoice will be adjusted to reflect Builder's
cost for each allowance. The following work is included in the base price:

New slab for Carport addition to be approximately 528 sq. feet Structural fill to be approximately 24” deep. NOTE: No foundation or structural engineer-sealed plans yet available. No piers. NOTE: Builder has not budgeted for concrete testing or soil compaction testing. §2.2.1

Treatment
New sidewalks to include public walkway and walkway to house, about 400 sq. feet. Slab reinforcement to be #3 rebar over 4” sand bed. Slab thickness to be 4”.
Wall studs to be of stud-grade fir, with treated pine base plates and # 2 yellow pine top plates. Other structural lumber to be # 2 yellow pine. NOTE REGARDING LUMBER PRICE INCREASES: due to extreme volatility, we must re-calculate the lumber package if this proposal is not accepted within 30 days. §2.4.1

Carport
Metal exterior doors to be 1-3/4” thick, 6-panel embossed doors. Wood exterior doors to be 1-3/4” thick, single-glazed, true divided lite, 15-lite doors. Windows to be Marvin-brand wood windows with true divided lights, single-glazed, exterior prime and screens.
Decking to be 1/2” CDX, with 15 pound felt underlayment, and roofing to be “Prestique II” 25-year shingles. CLARIFICATIONS: Existing roofing and decking to remain in place. Ridge vent to be “RidgeMaster Plus”. NOTE: No new shingles can exactly color match with existing. §2.6.1

OPTION: Upgrade roof decking to " Techshield
" (also known as " Koolply ")
All landscaping, sprinkler system and site drainage repairs and replacement to be handled by Client. Cost of this work is NOT included in this proposal. Builder will make reasonable effort to minimize damage, but some trampling of grass and plantings is likely to occur.

allowance of $3,400 is included for the purchase of PLUMBING
FIXTURES to be selected by the Client. Installation is
included separately.
Piping for, and installation of, the fixtures detailed above. CLARIFICATIONS: Upgrades
possibly required ...
New kraft faced fiberglass batt insulation to be installed in all exposed areas of the exterior walls and ceilings of the work areas. Wall insulation at 2x4 walls to be R-13 and ceiling insulation to be R-30. Inside corners and exterior wall penetrations to be sealed with “polycell” foam.
New 1/2” sheetrock to be nailed at all wall and ceiling surfaces of the work area. Sheetrock joints to be taped, floated, skimmed and sanded smooth. Sheetrock
to be repaired at the following work surfaces:
An
allowance of $4,180 is included for the purchase and installation of
CORIAN countertops, to be selected by the Client.
An
allowance of $1,570 is included for the purchase of
CERAMIC TILE and TRIMS, to be selected by the Client.
Installation is included separately
An
allowance of $14,000 is included for the purchase and installation of
OAK FLOORING, including oak base shoe, of stain color and top finish to be selected by the Client.
NONE BUDGETED...
but if Client
wants to install wallpaper later, then Builder
